Square footage is one input, not the price
Two Houston homes of identical size can differ by hundreds of dollars per visit. One is a lightly occupied residence with sealed porcelain floors and three bathrooms. The other holds honed marble throughout, seven bathrooms, two dogs, a wine room, and an interior glass stair enclosure. The second property requires more labor hours, more specialized product, and more careful technique.
Blu Lux uses square footage for planning ranges, not for final quotation. Recurring Estate Care generally plans at $0.18–$0.25 per square foot, a Signature Deep Detail at $0.35–$0.50, and turnover detail at $0.45 and above. Those figures set expectations before a property review, nothing more.
What raises the number
Bathroom and kitchen count matters more than total area, because those rooms carry the highest labor density. Occupancy matters: an actively lived-in family home accumulates faster than a second residence. Specialty finishes matter because they require slower, more deliberate method rather than efficient production cleaning.
Access matters too. Guard gates, elevator reservations, loading-dock scheduling, and security escorts all consume time that never appears in a square-foot calculation.
What lowers it
Frequency is the single largest lever. A weekly maintained residence requires meaningfully less labor per visit than the same home cleaned monthly, because soil never has the chance to build into detail work.
Consistency helps as well. A property maintained continuously by the same documented protocol avoids the periodic recovery cleanings that irregular service inevitably requires.
How to plan realistically
For an occupied Houston residence between 5,000 and 8,000 square feet with quality finishes, weekly maintenance commonly plans in the $900 to $1,600 per visit range, with a deep detail scheduled seasonally. A smaller high-rise residence may plan well below that.
The correct next step is a property review. Blu Lux prices what it can see, in writing, rather than quoting a number that changes on the first visit.
